Setting your rates for the next year can feel daunting. In this webinar recap we summarize key considerations and also how (and when) to take action so you can plan ahead with confidence
The Campspot community recently gathered for a webinar on 2025 pricing strategy and the best ways to determine your rates. We also reviewed what features and reports on Campspot can help you make those important decisions. VP of Product and Design, Bryan Beightol, and Senior Product Manager, Alex Boley led the discussion of key considerations for making your pricing decisions while providing a high-level view of the Campspot features and reporting functionality that allows you to fine-tune your campground pricing strategy season after season.

To start, we looked at the most recent summer data to inform the months ahead. We found that daily rates increased during the summer season while peaking in August at 6% year over year. Although, occupancy was down 3% over the same time period.
We also observed that revenue per available site (Rev PAS)—or the best way to understand your site level performance at your park—was up 1%. All of this data (and much much more!) is available via Campspot’s new monthly free report—The Data Dig.
Now looking back is only helpful if you channel the past’s insights forward. For nearly all of 2025, occupancy is up versus 2024, with an 11% peak in April. If you’ve been looking for a friendly push to organize your rates and availability for the coming year, take this as that invitation. As Bryan put it, “They’re looking and they’re booking!”
In addition to reviewing your most recent busy season, there are other key areas you’ll want to dive into before you set your 2025 rates and pricing strategy.
Fall is a relatively slower season, which makes it a great time to annually review your park’s year-over-year performance. Campspot has a convenient dashboard, Signals Monthly Performance and Day of the Week Dashboard, so you don’t have to sift through multiple past reports and piece data together.
Shop around your competitors’s sites to understand their advertised rates for 2025. This will ensure you aren’t making crucial pricing decisions in a vacuum. For even more competitive insights in hand, Campspot aggregates the advertised rates from your Signals comp set as well.
“Understanding your starting point for next season is just as important as understanding how you finished last season,” said Campspot’s Alex Boley. This starting point boils down to how happy your guests were and if you were successful at capturing their rebookings in the new year. From this vantage point, you can then utilize Campspot’s brand new Signals Future Trends report, which provides insights for the upcoming 30 days to 12 months to easily analyze occupancy, pace, booking trends, and much more.
Layering in qualitative analysis gives an important dimension to your quantitative reporting.
In the outdoor hospitality business, your product is simply the experience at your campground. Therefore, trying to track guest value in post-stay surveys is a natural indicator to glean the success of your product. Whether externally or internally driven and visible, guest sentiment matters, so listen to it.
Additionally, monitor your online presence to decipher what differs from your competitors, how well you are able to communicate your value proposition, and more. Think of it as shopping your own campground. Over time, this practice will allow you to gauge if the rates you charge align with the value of both the experience and how you advertise that experience. If there’s misalignment, it’s time to consider a change—one way or another.

No matter how you slice it, 2025 is right around the corner. The question is how prepared you plan to be from a pricing management perspective. Bottom line, open your 2025 rates up now—even if you plan to make more adjustments later—to avoid leaving money on the table, because your prospective campers ARE looking and booking NOW.
